Residential Epoxy Flooring
Low-maintenance epoxy floors for kitchens, basements, and living spaces.
Residential epoxy flooring is no longer a garage-only product. Homeowners are coating basements, mudrooms, laundry rooms, sunrooms, and even main-floor living areas to get a durable, seamless surface that hides cracks, resists spills, and cleans up with a mop. The right system depends on the room, the moisture conditions, and the look you want.
What residential epoxy flooring actually is
A residential epoxy floor is typically a thin-to-medium build coating, 15 to 60 mils total, applied over diamond-ground concrete. Garage and basement systems use flake broadcast for texture and hiding power. Living areas and kitchens may use solid-color epoxy or a metallic finish. Below-grade rooms always need a moisture test first because concrete vapor will lift any coating that is not bonded correctly.
Best use cases
- Garages and basements with cracks, stains, or moisture concerns
- Laundry and mudrooms where water and detergent damage existing flooring
- Sunrooms and porches where tile cracks from temperature swings
- Home gyms and play areas that need a seamless, easy-to-clean surface
- Whole-floor renovations where seamless concrete is preferred over tile or LVP
Typical cost
$3 to $8 per square foot installed
Basement and garage flake systems usually run $3 to $6. Metallic and quartz systems for living areas run $6 to $12. Vapor-barrier primer for moisture-prone slabs adds $0.50 to $1.50 per square foot. Above-grade kitchen installations may need extra prep to address existing tile or mortar.
Installation timeline
Two to three days for most flake systems. Whole-floor projects with multiple rooms often run three to five days. Plan for 24 to 48 hours of no foot traffic and five days before heavy furniture or appliances return.
Questions to ask before hiring
- Will you test slab moisture before quoting? What is your action plan if the reading is high?
- Which rooms in my house have you coated successfully? Can I see photos?
- What is the cure time and when can pets, kids, and furniture return?
- How do you handle transitions between coated rooms and existing flooring?
- Is the topcoat low-VOC for indoor air quality?
